What is a Private Residence Club?


Private Residence Clubs are Fractional Ownership's top of the range offering, providing outstanding value and convenience to their owners. Located at premier resort destinations, on prime sites, Private Residence Clubs feature exceptional architecture and interior design, and provide the highest levels of facilities and service. A standard is met which compares favourably with virtually any elite resort accommodation anywhere in the world. A Private Residence Club provides security of ownership, ease and flexibility of use and a guaranteed luxury experience.

How did the Private Residence Club idea come about?


The PRC concept initially came about as a way of combining the positive aspects of owning a vacation home with the facilities and the services offered by five-star hotels. It also makes sound economic sense to second homeowners, who generally use their property for less than three weeks a year. The Private Residence Club offers an appealing and hassle-free way to enjoy vacation time without the hassles of maintenance that a second home entails.

Is Private Residence Club ownership the same as owning real estate?


You have all the rights and privileges of real estate ownership because you hold shares in an independent Shareblock Company that has full title of your residence. This means you are entitled to sell your share, include your share in your will, allow your friends to use it, and invite guests to share it with you.

Is a Private Residence Club the same as timeshare?


Not to be confused with timeshare, PRC is entirely different and superior in all other respects, apart from the fact that time is the factor used to denote usage and ownership of the property. The majority of owners see Fractional Ownership, and especially Private Residence Clubs, as being more like whole ownership without traditional whole ownership expenses.

Is a Private Residence Club the same as Fractional Ownership?


The Private Residence Club product is positioned at the high end of Fractional Ownership products. It is important you ensure that the property you are considering meets the exacting specifications of a Private Residence Club.

Who controls SanAquam Private Residence Club and its policies?


SanAquam Private Residence Club is controlled through and managed by Afriquest Leisure Developments (Pty) Ltd.

Who is responsible for designing and building the residences?


SanAquam Private Residence Club, Drakensberg is under the control of the Developer, Afriquest Leisure Developments (Pty) Ltd.

Can Owners make alterations to the residences or their interiors?


No. The strong performance of the Private Residence Club concept is reliant on maintaining professionally designed and appointed residences. This is achieved through commissioning award-winning architects and interior designers and allowing them to deliver their very best work.

Will the residences always be maintained to five-star standard?


Yes. The reserves to ensure this are built into the Annual Maintenance Fee, which ensures that all residences and club facilities of SanAquam Private Residence Club will most certainly be maintained to the luxury standards initially set, with regular refurbishments taking place.

How often can Owners stay at SanAquam Private Residence Club?


Owners can stay as frequently as they choose, subject only to availability.

How does the Use Plan work?


Owners at SanAquam PRC are entitled to a minimum of three weeks' use a year, broken down into periods of 3-7 days. The priority-booking period is from 1st October to 31st December each year. Certain days in the year will be designated as 'red days' (or peak days). Because each owner may pre-book up to 21 days a year, only 80% of the time available will be allocated to planned Reservations. This leaves ample availability for last minute reservations and flexibility in the reservation schedule.

Do all Owners have equal access and equal privileges at all times?


Yes. All our Owners are privileged and no one is permitted to monopolise holidays or other high-demand dates at the expense of other Owners.

How can I be sure of getting the time I want?


By understanding the reservation policies and processes that have been designed to be fair and equitable, and by ensuring that you avail yourself of them. A reservations coordinator will always be available to assist you in ensuring the best possible dates.

Are Owners of SanAquam Private Residence Club able to exchange with any other properties?

Yes. Owners of SanAquam Private Residence Club, Drakensberg Mountains may exchange time at SanAquam Drakensberg Retreat with SanAquam's Muldersdrift Retreat in Gauteng, located adjacent to the Cradle Of Humankind World Heritage Site. Owners are also entitled to the best available upgrades and other privileges at SanAquam Retreats throughout the year.

Can SanAquam Private Residence Club Owners reserve more than one residence in the same period?

Yes, because Owners are not restricted to a particular residence this is possible, subject only to availability and the reservation policies.

Do SanAquam Private Residence Club Owners always stay in the same home?


Not necessarily. Each of the residences is appointed to exactly the same level of luxury and Owners are not restricted to one in particular. However, they will always occupy a residence of equal or similar size to that in which they have ownership.

Can my unaccompanied guests vacation at SanAquam Private Residence Club?


Yes. With Owners giving appropriate notice of arrival, guests may stay unaccompanied during any of an Owner's reserved visits. Guests will have all the benefits of ownership during their stay.

Do SanAquam Private Residence Club Owners have guest privileges?


Yes, when Owners and/or their guests are in residence, the guests are most welcome to take advantage of all the benefits of ownership.

Is storage space available?


Owners can store personal items such as sporting equipment, leisure wear, books and favourite photographs year round, providing a safe and convenient alternative to packing.

Are the residences maintained on a daily basis as they would be in a five-star hotel?


Yes. The Suites and Villas at SanAquam Private Residence Club are managed and maintained to the same service level as the best 5-star hotels and resorts worldwide.

What does the concierge service entail?


All the comforts of home with none of the responsibilities. Many Private Residence Club Owners are people who have owned vacation homes and want to be free of the costs, risks, and burdens. Yet they also want the feeling of home comfort when they travel. The goal is to make sure that everything an Owner asks for is in place before their arrival, and everything needed during their stay is provided with the greatest possible speed and comfort. As service staff become familiar with Owners' travel and lifestyle preferences, the level of service experienced gets better with each vacation. At SanAquam Private Residence Club the management team and concierge can attend to:

Can a share in SanAquam Private Residence Club be resold?


Yes.The shares in the shareblock company may be freely traded subject to the terms and conditions of the sale and use agreement.

Can a corporate entity be an Owner at SanAquam Private Residence Club?


Yes

What happens when a PRC Owner does not pay their Annual Maintenance Fees?


The Private Residence Club is unaffected by any defaults in the payment of Annual Maintenance Fees. The management company, AQ Group, will implement the necessary actions to recover the outstanding amount from the Owner, and Owners in default of their maintenance fees will not have access to the Club.

Can I rent out my time when I am not using it?


Yes. The management company will assist owners with the rental of up to two of their pre-reserved weeks per year. Based on demand for rental time in the future, the Manager may elect to allow owners to rent more than two weeks per year. Owners will receive the income from their rented weeks minus management costs.

What do Owners pay when visiting SanAquam Private Residence Club?


While in residence, Owners pay only for expenses they incur when using the amenities at preferential rates. If not in residence, owners may be asked to pay an access fee.

What is the estimated completion date by the developers?


The residences will be completed in late 2009.

What is the legal structure of SanAquam Private Residence Club?


The Owners will hold shares in a shareblock company that owns their residence at SanAquam Private Residence Club, Drakensberg. Each company will issue only 14 equity-participating shares.
